The green film you see on north-facing and shaded walls is primarily Chlorophyta algae — a living organism that thrives in Ohio's humid summers. It makes new siding look 10 years old. Our soft wash solution kills the algae at the cellular level (not just rinses it off), so it stays away significantly longer.
Darker streaks on siding — especially near downspout splash zones, window sills, and shaded walls — are mold and mildew. On wood siding, mold can cause structural damage over time by breaking down wood fibers. On vinyl, it causes cosmetic damage and holds moisture that degrades the surface.
Every surface exposed to Ohio air accumulates a film of pollen, road dust, and atmospheric particulates. This gives even clean siding a dull, yellowed appearance over time. Soft washing restores the original color and brightness of siding without chemical abrasion.

Before any detergent is applied, we thoroughly wet all shrubs, plants, flower beds, and grass adjacent to the house. This creates a protective water barrier that prevents plant absorption of cleaning solution.
We walk the full perimeter of your home identifying heavy algae growth, mold streaks, wasp nests, spider webs, and any areas requiring special attention before we begin.
We apply a 1.0–1.5% sodium hypochlorite and biodegradable surfactant blend using a downstream injector at under 500 PSI — similar pressure to a garden hose. The solution clings to siding and penetrates algae and mold at the cellular level. Dwell time: 5–10 minutes.
We rinse the entire home with clean water, starting from the top and working down. All detergent residue is removed from siding, windows, and the foundation. We do a second rinse pass on any areas of heavy growth.
All surrounding plants and grass are rinsed a final time with clean fresh water. We do a walkthrough to ensure everything is complete and check that all windows are clean and streak-free.
