    Oak, maple, and sycamore leaves leach dark tannic acid into porous concrete when they sit wet on your driveway. September cleaning prevents tannin staining before leaf fall season.     Dark brown and black staining from decomposed leaf material leaching tannic acid into concrete. We use a chemical pre-treatment combined with high-pressure surface cleaning to draw tannins out of the concrete matrix before rinsing clean.

    Vehicle oil drips, transmission fluid, and hydraulic fluid soak into concrete quickly. Our degreaser breaks down petroleum compounds for mechanical removal. Fresh stains respond best; older stains may lighten significantly rather than fully removing depending on depth of penetration.

    Surface Cleaner Pass

    We use a professional 12–15" rotary surface cleaner — spinning dual high-pressure nozzles inside a sealed water shroud — moving systematically across every square foot of your driveway. This delivers uniform 3,000 PSI cleaning with zero stripe marks or swirl patterns.

    Edge & Detail Work

    After the surface cleaner pass, we switch to a hand wand for all edges, corners, expansion joints, along the garage floor border, and any tight areas. This ensures complete coverage of the entire concrete surface.

    Post-Treatment Application

    We apply a 2% sodium hypochlorite solution across the entire cleaned surface. This kills any remaining algae spores embedded in concrete pores and inhibits rapid organic regrowth, keeping your driveway brighter longer between cleanings.

    Thorough Rinse

    The entire surface is rinsed with clean water. All detergent and post-treatment residue is removed. We direct rinse water away from landscaping and storm drains where possible, or dilute heavily when direct diversion isn't feasible.

    After cleaning, we can apply a penetrating siloxane or silane-siloxane concrete sealer that soaks into the concrete surface and creates a water-repellent barrier. Unlike film-forming sealers, penetrating sealers don't create a slippery surface — they work invisibly inside the concrete matrix.
