Pressure-treated pine, cedar, redwood, ipe
Low-pressure chemical wash using wood-safe cleaner and brightener. Lifts embedded mildew without raising grain. Proper prep for staining if desired.
High pressure ruins wood decks — we NEVER use high PSI on wood surfaces.
🏗️ Composite Decking
Trex, TimberTech, Fiberon, Azek, Wolf
Composite-safe surfactant plus medium-pressure rinse clears grooves between boards without dulling or scratching. Follows manufacturer cleaning specifications.
Most composite warranties require annual cleaning — our process is manufacturer-compliant.
🧱 Stamped Concrete Patios
Stamped concrete, exposed aggregate, broom finish
Surface cleaning with rotary cleaner, followed by optional clear penetrating sealer application to restore water repellency before freeze-thaw season.
Fall is ideal for sealing stamped concrete before winter ice and salt exposure.
🔷 Paver Patios & Walkways
Brick pavers, concrete pavers, natural stone
High-pressure surface cleaning, joint cleaning, and optional polymeric sand restoration. Removes moss, algae, and organic debris from joints and surfaces.
Can include polymeric sand reapplication to prevent weed growth through next season.
Why Mildew on Decks Is More Than Cosmetic
⚠️ Safety Hazard
Mildew creates a genuinely slippery surface when wet. In fall, with morning dew and the first autumn rains, a mildewed deck becomes a serious fall risk — especially on steps leading from the deck to the yard. Composite decking is particularly prone to becoming dangerously slick when coated with biofilm.
🪲 Wood Rot Acceleration
Mold and mildew on natural wood don't just sit on the surface — they consume it. Fungal growth breaks down wood cell walls, leading to softening, discoloration, and eventual structural rot. A wood deck that goes through an Ohio winter with embedded mildew ages 2–3 years in a single season.

Applying deck stain over dirty, mildewed wood is the #1 cause of premature stain failure. Stain applied to contaminated wood can't penetrate the wood fibers properly — it sits on top of the mildew layer and peels within months. Proper cleaning is required before any stain application.

Our Deck Cleaning Process
Surface & Condition Assessment
Before starting, we inspect the deck for soft spots, loose boards, failed screws, and any areas of advanced rot or structural concern. We'll point these out to you — issues found during cleaning are better than surprises discovered later.
Clear & Prep the Deck
We move furniture and any items on the deck surface if needed, or ask you to clear the deck before we arrive (preferred for large furniture). We cover any adjacent planters or landscaping beds directly beside the deck.
Cleaning Solution Application
For wood decks: a professional wood cleaner/brightener solution is applied and allowed to dwell for 10–15 minutes. This loosens embedded mildew and oxidation without requiring high pressure. For composite and concrete: appropriate surfactants are applied per surface type.
Low-Pressure Wash
Wood decks: washed at 800–1,200 PSI, with the wand parallel to the wood grain to prevent raised grain. Composite: 1,200–1,500 PSI with wide-angle tip following board direction. Concrete: rotary surface cleaner for even coverage.
Inspection & Detail Work
After the initial wash, we inspect all areas and do a detail pass on any stubborn spots, railings, steps, and board edges. A final rinse ensures all cleaning solution is removed from the surface.
🎨 Add Deck Staining — Protect Through Next Season
After cleaning, we can return to apply professional deck stain after the required drying period (typically 48 hours). Stain acts as both moisture repellent and UV protector — it significantly extends wood life and dramatically improves the appearance of your outdoor space.
